The four-storey apartment building is situated in the seaside area of Pärnu, the most famous summer health resort in Estonia. Its design is following the logics of surrounding classical functionalist architecture, e.g. Pärnu Beach Hotel and Beach House. This implies that that the building has a rather simple and minimalist street facade, while the seaside southern side is playfully open-structured, since Pärnu is one of the few cities in Estonia, where the sunlight falls from the direction of the seaside. The terraces and triangular balconies of Villa 1 Apartment Buildings are therefore facing south.

To avoid dark, low and narrow corridors, the building has one long diagonal staircase through the building instead of a standard U-shaped version common for apartment buildings. This provides a panoramic view to the whole four-storey high atrium. In addition to the unconventional spatial typology, with mirror-ceilings and glass railings, a kaleidoscopic effect and a sense of much broader space is created in the staircase.
